If you are a Tenant we will do our utmost to find you a good quality property to suit and match your requirements. Each office offers a wide selection of properties covering the majority of the midlands.

Landlords
Each letting department provides both a fully managed service or a "tenant-find" only service. Whether you are a competent experienced Landlord with a portfolio of properties or are a newcomer looking to invest for the first time, we can help.
All our offices can offer a new Landlord a helping hand if you are searching to buy that investment property. Our firm can offer advice on what and where to buy to maximise long term capital growth together with the projected rental income to make sure you are happy with an investment property.
Managing properties is our strength, our staff are experienced in choosing tenants. Once a suitable person is found, references are sought. Only thereafter we will contact you as the Landlord to confirm matters and arrange the necessary safety checks required i.e. Gas and Electric certification. A schedule of inventory and condition will also be carried out.
We liase with you on the latest legislation regarding Taxation, Mortgages and Insurance to make sure you comply with these regulations. Once all the above are achieved we shall proceed to the drawing up of the necessary tenancy agreement (in most cases an Assured Short hold Tenancy is used).
Upon signing the agreement your new tenants will complete a standing order and pay the first months rent and a security deposit with us; thereafter we will start our management procedure.
Regular visit/inspections are done, monthly rental collection and maintenance co-ordination are provided. Our staff will be happy to provide you with a full breakdown of their services offered.
All our offices take a pro-active approach to letting and managing property and every effort is made to ensure our Landlords get the best possible service and their properties are let quickly and efficiently.

When you are looking to rent a property we feel it’s vital to ensure that we can offer you every opportunity to see what suitable properties we have available. We also advertise in your local area via regional newspapers and of course many people call in to the office, meet the staff and register with us to see what we have that matches their requirements. Most of our properties have "To Let" boards outside to ensure you can find them.
Once you are registered with us we will keep you updated with properties that become available matching your requirements right up until we have found you something suitable. We will of course have to reference any ingoing tenant and our procedure provides credit checks, employment confirmation, any previous landlord and character references are sought. Once all this is in place a tenancy can be issued subject to the landlord's instructions.
Fees are charged to carry out the referencing and the drawing up of any tenancy agreement. Please make contact with your nearest office for a detailed breakdown of the charges made.
