Top tips to help you get top price when selling your home.
Thinking of putting your house on the market?
The way your home is presented for sale can have a massive influence on how quickly it sells and at what price. Home Staging is often overlooked by many but can add value and serious wow factor to your home.
Here are our expert tips on how to prepare and stage your house to maximise its potential and your investment at the same time.
1. Online first impressions
Definitely a cliché but absolutely true! You really do only get one chance to make a first impression. Nowadays more than ever, your prospective buyer’s first port of call will probably be to look at your property photographs online. If they don’t like something they see, chances are they’ll be clicking out of your page before you can say “sold” so make sure they show your home in the best possible way.
2. Quality photography is key
Some estate agents use professional photographers and some don’t. An estate agent may photograph your home in ten minutes – a professional will take a few hours.
When you have got your photographs, make sure you are happy with them, and if there is something you want changed – just ask.
3, Phone a friend
Ask someone whose judgement you trust to come and look at your home from a buyer’s perspective – but this will only work if they can be totally honest…so prepare yourself. Ask them to give it to you straight and take it on the chin. Better that a friend notices and gives you time to sort it out, than putting off a buyer for good.
4. The best bits
What made you fall in love with your house? – Probably its best features. Make the most of them so that other buyers can feel the love too. Highlight the fireplace, make sure your bay windows can be seen, clear clutter off your beautiful staircase.
5. Boutique chic
Beds should take centre stage in a bedroom. Fresh white bedding and four well plumped pillows will make a dramatic difference. Add a couple of cushions and a throw and you will be giving your bedroom the boutique chic look it deserves. Your prospective buyers will be moving in!
6. Fit for purpose
Ensure all rooms have a clear purpose even if this is not how you have chosen to use the space. Is that a playroom, a storage room or your office? Buyers don’t want to imagine it they want to see it.
7. Super Agent
Choose your agent wisely. Cheapest is probably not the best, but then the most expensive is not necessarily the best either. Choose an agent who has:
Over pricing your house will mean you will not get as much interest. It will hang around for longer and only then you’ll consider reducing it to a more realistic price, but by then you will have lost potential buyers. To sell your house you should have:
A realistic selling price
Excellent property presentation
9. The goes without saying list
Clean everywhere thoroughly – all windows, paintwork and even the front door to give it maximum kerb appeal as this is what buyers will see first. Get rid of everything you are not currently using and banish all pet and kids paraphernalia. Remove smelly bins, fix anything that is broken, lose the family photos and any weird or quirky collections.
10. Icing on the cake
Just before a viewing, turn on all lamps, put the heating on or open the windows depending on the season. Add fresh flowers, put clean towels in the bathroom, keep that toilet seat down and spritz a neutral air freshener around.
OR…… give The Home Styling Company a call and we will ensure all of the above (and more) are in place to ensure your property stands out from the crowd and flies off the property shelf.
Remember a small investment in preparing your property for sale will cost substantially less than the first price reduction you will make if it is not selling.
