What is property staging and how will it help your home to sell?

In an uncertain property market, sellers must do everything to make their property stand out from the crowd. If your house is struggling to sell, it can down to a number of factors. Maybe it needs a declutter, furniture to be rearranged or maybe you have already moved out and the property is now empty. All of these factors can be improved upon, not only to help increase the number of viewings you receive, but also to increase the saleability of your property. Staging your property will help potential buyers to see more value in the space available and may even offer more. When rooms are cluttered, it can be hard for potential buyers to see past this and they therefore may be less inclined to proceed further.

When we advise on staging of a property, any suggestions we might make are only things which will influence a sale. It is very different to interior design and it is important to differentiate the two. Every house is different and every house requires different help in order to sell for the best possible price. Research says that on average staged homes sell for 8% more than non-staged homes! (Source: Rightmove Blog).

Your estate agent will often recommend home staging at an early stage as this is the best time to make the changes, before your property goes on the market. This way it will have the maximum impact from the outset.

It is also important to consider your marketing. If a property is staged after it has been on the market for a while, it will need to be re-photographed to give it the best chance at standing out on Rightmove. 100% of estate agents said that properties with professional photos get more viewings than properties with poor-quality images (Home Staging Association Report 2019).
