Regular property inspections are vital in keeping your rental property well-maintained and compliant with current legislation. We recommend property inspections are done 3 – 4 times a year, to make sure any issues are dealt with promptly.
We understand that property inspections can be time-consuming, especially if you have multiple properties, which is why we offer a property inspection service to our fully-managed landlords.
If you’re a fully-managed landlord, you will already be benefitting from quarterly property inspections with us as part of your package.
In our property inspections, we do a thorough check of the property, including looking for:
• Ongoing maintenance issues
• Potential maintenance issues
• Any issues with occupation/sub-letting/change of occupants
• Unauthorised pets
• Security issues with locks, doors and windows
• Post that has been received that’s not for the occupants
• Routine maintenance issues such as:
– Blocked drains
– Blocked gutters
– Blocked sinks
– Gardening issues
– Damage to décor
– Overall cleanliness
– Damage to driveways, such as oil patches
– Excess rubbish or waste
– Damage to outbuildings, garages and sheds
Building a good relationship with tenants
If done properly, property inspections can be a good way to help build a positive relationship with tenants. We are committed to maintaining good landlord/tenant relationships. Happy tenants usually mean a happy landlord!
To make sure we are getting feedback from tenants, we always provide a questionnaire a few days prior to an inspection to check they are happy and also confirm that we have the most up-to-date contact details.
And, finally, an added bonus of property inspections is that they almost always guarantee that the property is receiving a spring clean every 3 – 4 months!
If you are a landlord and you’d like to use our property inspection service, give us a call on 01604 823456 to find out more about how we can help you make sure your property stays well-maintained.
